Everything was above and beyond my expectations. The town was so so friendly. Felt like you stepped back in time. The house was just amazing. When they say just pack clothes and food, that was spot on. We had a fantastic time. Highly recommend.

The Sparrow’s Nest was the perfect getaway! Megan was a great host and always responsive to messages as well as giving great recommendations on restaurants and things to do in Pigeon Forge. Our dog was right at home and this is a priority for us when going somewhere for a week. My parents and I thoroughly enjoyed our stay and will definitely have to book another stay here when we come back to the area!!

Our multigenerational family had a wonderful stay here. The house has all the amenities and extras that make a vacation with a large group seamless. The home itself is well renovated and thoughtfully designed. Having four bathrooms, plus an outdoor shower, with a tankless hot water heater made returning from the beach easy, even with a large group of kids. There are two washer/dryers, a large refrigerator downstairs and a small beverage fridge upstairs. Our group enjoyed being able to bike and golf cart around town. The house is close to everything and having a playground right next door was perfect for the kids. We would definitely stay here again.

What a great little spot to enjoy the Northern Neck. My wife and I had a great time here, kayaking, fishing and exploring. And the hosts were great. Highly recommend!

My family and I had a great stay at Megan’s, the home is huge and more beautiful in person. She was super responsive and friendly. There were absolutely no complaints. We would definitely stay here again.

Megan was extremely responsive and helpful with the area being it was our first visit to Colonial Beach! Location is perfect to beach, restaurants and parks but still felt private. Loved our stay there!

Megan was very responsive and flexible. She was able to accommodate us at a short notice. Her house EXCEEDED expectations. We were able to cart/walk to a different coffee shop each morning. The restaurants were homey and tasty! The beach was in walking distance and not overcrowded at all. We DEFINITELY recommend Megan as a host!

Where do I start? This was the perfect place to stay during our trip to the Pigeon Forge area! It’s incredibly spacious, packed with thoughtful amenities, in a peaceful yet convenient location—and the hosts, Jim and Megan, were truly wonderful. The Sparrow’s Nest is a townhome with more than enough room for everyone. We had three adults, two pre-teens, and a dog, and never once felt crowded. Each bedroom has a king-sized bed, nightstands, and a dresser, and there was still plenty of open space. Even better, every bedroom has its own full bathroom, which made getting ready super easy. The home is well-equipped with everything you might need. There’s a washer and dryer, a Keurig with a generous supply of coffee and tea, and a fully stocked kitchen with cookware, dinnerware, and drinkware—plus a dishwasher to make cleanup simple. The location is another huge plus. It’s just off Veterans Highway, far enough from the busy tourist areas to be quiet and relaxing, but still only about 10 minutes from all the main attractions in Pigeon Forge and Sevierville. And last but definitely not least—Jim and Megan were amazing hosts. They made it easy to reach them either through the booking app or by phone, and they responded quickly to any questions we had. You can tell they truly care about making sure guests have a great experience. Overall, we had a fantastic stay and will definitely be returning. If you're considering this place—go for it. You won’t regret it!

We really enjoyed the Lyellton House and Colonial Beach. The house is very cool; Megan did a good job with a modern renovation without losing most of the historic aspects of the home. We appreciated the two living spaces and the great front porch (with fans!) and back yard (with lots of toys and games). There was plenty of room and privacy for our four separate family units. We wished there were at least one bathtub in one of the four bathrooms, but alas. Colonial Beach grew on us all…it’s extremely quiet during the week, and gets slightly more exciting on the weekend. The house is very well-located to walk to pretty much everything there is in town. Sadly we had 5 little kids with us so our ability to hit the town was limited. The most unfortunate thing is the view from the front porch of the “Riverboat” on the Potomac, the ugliest building I’ve ever seen. But, the beach next to it is great…very low-key and easy, with nice calm water. Overall, we’d be happy to come back!

Megan is a fantastic host who was responsive and very easy to communicate with. The home was a trip back in time with modern day amenities, within walking distance to shops and restaurants! With the wrap around porch and the phenomenal huge back deck, we couldn’t have asked for anything more from our stay in Blackstone! We have stayed here twice ourselves, would absolutely return again and I highly recommend this home if you’re in the area! Totally worth the stay! My favorite parts of the house “the porch’s and the pocket doors!”
